Fixing Concrete That Clay Has Moved
Concrete repair and leveling in Norman usually starts with the same question: can this slab be saved? Clay soil that swells and shrinks with the seasons lifts some panels and drops others, opens cracks and leaves gaps at the edges. Not every problem needs a full tear-out. We look at what has moved, why it moved, and whether lifting, patching, resurfacing or replacing one section will last.
Leveling sunken slabs
When a panel of a driveway, walk or patio has dropped but is still in one piece, it can often be lifted back into place. Two methods are common:
- Mudjacking: a cement-based slurry pumped through holes in the slab, which fills the void and raises it. HomeGuide lists it at $4 to $9 a square foot.
- Foam leveling (polyjacking): an expanding foam injected through smaller holes. It is lighter and cures fast, but costs more, $8 to $25 a square foot per HomeGuide.
HomeGuide says professionally leveled concrete lasts 5 to 10 years or more, depending on the method and the soil underneath. On clay, that last part matters. If water keeps washing soil out from under the slab, we fix the drainage too, or the slab will drop again.
Crack repair
Fine, hairline cracks are normal in concrete and mostly cosmetic. Wider cracks let water reach the soil, and on clay that speeds up movement. We clean out and seal cracks to keep water out. HomeGuide's resurfacing guide notes that cracks wider than a quarter inch may point to deeper problems, so we look at whether a crack is still opening before deciding how to fix it.
Resurfacing
A slab that is structurally sound but has a worn, pitted or flaking surface can get a new skin. A resurfacing overlay covers the old surface and can be plain or decorative. HomeGuide says resurfacing lasts 8 to 15 years and is not a fix for slabs with large cracks, crumbling or structural problems.
Replacing one section
Sometimes the best repair is to cut out a single failed panel along its joints and pour a new one doweled into its neighbors. This works well for a broken driveway approach, a sidewalk square flagged with a Hazard Notice, or one dropped panel by the garage. The new concrete will look newer than the old at first, which is the main tradeoff.
When replacement is the better buy
If most of the slab is cracked into pieces, sinking in several places, crumbling or holding water against the house, repairs become a yearly expense. At that point the estimate shows the cost of replacement next to the cost of repair so you can decide. HomeGuide puts slab replacement at $6 to $15 a square foot.
Repair Options
We recommend the least invasive fix that will last, and price alternatives side by side.
Mudjacking
Cement slurry pumped under a sunken slab to lift and support it.
Foam leveling
Expanding foam injected through small holes to raise a slab.
Crack sealing
Cracks cleaned and sealed to keep water away from the soil.
Resurfacing
A new surface over worn, pitted or flaking concrete.
Panel replacement
Single failed sections cut out and poured new.
Drainage fixes
Downspout extensions and regrading so slabs stop sinking.

Concrete Repair & Leveling Questions
Is mudjacking or foam better?
Both lift slabs. Mudjacking costs less and uses a heavier cement slurry; foam uses smaller holes, weighs less and cures faster but costs more. We recommend one based on the slab, the soil and your budget.
How long does leveling last?
HomeGuide says 5 to 10 years or more, depending on the method and the soil. Fixing the drainage that caused the sinking makes the biggest difference.
Can cracks in my driveway be fixed?
Yes. Cracks can be cleaned and sealed to keep water out. If a crack is wide, uneven or keeps growing, it may be a sign of deeper movement, and lifting or replacing that section may be the better fix.
When should I replace instead of repair?
When most of the slab is broken up, sinking in several places, crumbling or sloping water toward the house. We price both so you can compare.
